Acreages and rural homes can be difficult to compare. This guide identifies the questions worth checking before treating an asking price as comparable to a city benchmark.

01 / LAND

Use and restrictions

Check zoning, permitted uses, legal access, easements and whether any part of the parcel is in the Agricultural Land Reserve. Confirm boundaries with authoritative records.

02 / SERVICES

Water and wastewater

Ask how the property is supplied with water and served by sewer or septic. Obtain records and qualified inspections relevant to the actual systems.

03 / BUILDINGS

What has approval?

Identify the legal status of suites, accessory buildings and manufactured homes. Confirm permits, foundations and insurance availability before relying on rental income or replacement value.

HOW TO USE MARKET DATA

Start with the parcel, then the comparable sales.

The August 2026 Mission detached benchmark of $892,700 covers the broader municipal market. It is not an acreage valuation. A useful rural comparison needs similar location, usable land, road access, services, improvements and recent sale date.

Financing can depend on property-specific lender rules. A written assessment of the land, buildings and servicing is more useful than assuming every rural home qualifies under the same terms.

Questions for a viewing

  • Is the water supply tested and documented?
  • Where is the septic system, and when was it last assessed?
  • Are all structures permitted and insurable?
  • Are flood, slope or access constraints recorded?
  • Does the intended use match zoning and any ALR rules?
